The agency contacts you
Property proposals, viewings, negotiation and contracts are all handled by the licensed agency.
Free for you
Our income comes from partner agencies. We never charge you. The brokerage fee you pay to the agency is capped by Japanese law: for prices above ¥8 million, 3% of the price + ¥60,000 + consumption tax; for ¥8 million or less, up to ¥330,000 including tax (since July 2024). This is the same whether or not you come through us.

United Mind Japan Co., Ltd. (UMJ) is based in Tokyo and has long run a recruitment business for Japan's housing industry. Requests are answered by our CEO, Kohei Miyazawa. We are not a real estate broker. We only receive your request and, with your consent, pass it to a licensed agency.
Common questions
- Can foreigners buy property in Japan?
- Yes. Japan has no nationality or visa requirement for buying property, and no extra tax for foreign buyers.
- Will buying a home give me a visa?
- No. Owning property in Japan does not give you any residence status. Be careful with anyone who says otherwise.
- Can I get a mortgage if I live outside Japan?
- Most Japanese banks do not lend to non-residents. A few banks do, usually with a large down payment. Many overseas buyers pay in cash. Please check the details with banks or the agency.
